A woman named Helen is chased by a mysterious figure, who eventually strangles her to death in a garage. During an open house, Anne, a real estate agent, convinces Terri Thorne to purchase a stunning townhouse, saying that she will not find a better deal anytime soon. Trusting her own instinct, Terri purchases it, hoping it could give her some sense of belonging and ownership. Five months later, Terri returns home to find Marcus Keller inside, who claims to be the property’s rightful owner. The police discover that both Marcus and Terri have fallen victim to a real estate scam, in which Anne stole Terri’s identity to sell the house to Marcus as well. After Terri is arrested for possible involvement in the house ownership scam, she is questioned and later released by Detective Hewitt.

When Marcus saves Terri from being hit by a car, they grow closer and agree to share the house since neither can afford to live elsewhere. Realizing Anne conned them both, Marcus promises to help Terri resolve the situation. However, his lawyer, Brian, advises them to leave the investigation to the police. Meanwhile, Terri meets her neighbor Julia, who mistakes her for Helen, the previous occupant of Terri’s house, who mysteriously disappeared. Terri later searches the garage and discovers Helen’s belongings. She and Marcus later access Helen’s laptop, finding that she had been investigating real estate fraud and communicating with a woman named Isabella.
Terri traces Isabella’s location to a lakeside area, but a mysterious individual attacks her in her car and steals Helen’s laptop. It is revealed that Brian is not a lawyer but a fraudster working with Anne, and that both of them answer to a mysterious boss named Straker, the brains behind the elaborate scam. Anne insists that they eliminate any remaining loose ends before selling Terri and Marcus’ townhouse for another million dollars to someone else.

After spending the night with Marcus, Terri appears to be falling for him and remains oblivious to the fact that her neighbor, Julia, has been murdered by Anne. Determined to continue her investigation, Terri believes Helen and Isabella were close to uncovering the truth before their deaths. However, Marcus unexpectedly demands that she abandon the case and refuses to let her leave. Terri rejects his attempt to control her, insisting that she will take charge of her life before anyone else can make decisions for her. Her suspicions deepen when she visits Heron Creek Fitness, where Marcus claims to work. The receptionist reveals that he has never been employed there and is actually a cyberstalker and a liar who has been banned from gyms across town for deceiving women.
Terri is particularly disturbed to learn that the women who previously came looking for Marcus were all blonde White women. She begins to suspect that he deliberately targets women who share her racial profile. Meanwhile, Marcus assures Brian that he has Terri under control, but Brian reminds him that Straker wants the property scam completed quickly. The operation involves selling the same house to multiple victims, including Helen and Terri, while Isabella is targeted through a similar scheme. Anne, Brian, and Marcus all work for Straker, the mysterious figure directing their activities. Isabella’s murder is staged to resemble suicide, while Marcus kills Helen and dumps her body in the lake. Marcus tells Brian near the same lake that he wants to leave the scams behind.

When Brian threatens to contact Straker, Marcus punches him, accidentally killing him. He then drags Brian’s body to a nearby boat shed and strikes himself in the face to make the incident appear like a fight. Returning home, Marcus tells Terri that Brian attacked him and reveals Brian’s involvement in the real estate fraud. Unaware that Terri has discovered his pattern of targeting blonde White women, Marcus believes he still has her trust. Terri plays along, pretending to be in love with him and persuading him that she is willing to leave with him on a boat, fulfilling his desire to escape with her. Anne arrives with a gun, revealing that she has been working with Marcus from the beginning. Anne sadistically reveals that they chose Terri as their next victim because her loneliness and desperation for romance make her an easy target for their real estate scam.
Anne also discloses that she and Marcus are romantically involved and that he uses his charm to deceive women. The pair tie Terri up and take her to the boat shed, but Marcus suddenly refuses to continue with their plan, insisting that he cannot hurt Terri. Convinced that he has developed feelings for Terri, Anne punches him, prompting Marcus to react by breaking her neck and killing her. Believing Terri still loves him, Marcus frees her, apologizes for his lies, and asks for a chance to be together. Terri pretends to accept his explanation out of fear, but soon discovers several bodies, including Julia’s, inside the boat shed. Before much else can happen, Terri drops her phone by mistake, and Marcus happens to see it. He learns that she contacted Detective Hewitt before being tied up.

Before Marcus can shoot Terri, Hewitt arrives, only for a shocking truth to emerge. It is disclosed that Hewitt is actually Straker, the mastermind behind the entire operation. Trapped between two armed men, Terri tells Straker that Marcus killed Anne and Brian and wants out of the scams. Furious over Marcus’ betrayal, Straker demands to see the bodies, recognizing that Marcus is no longer under his control. Their confrontation turns deadly as both men shoot each other. Straker dies, while Marcus survives with injuries. Terri strikes Marcus with a flashlight and flees towards the boat. Marcus pins Terri down to prevent her from escaping and gains the upper hand. Fighting with everything she has, Terri smashes a rock against his head, killing him brutally.
Does Terri Survive? What Happens to the House?
Terri goes through a terrifying ordeal after buying the townhouse. While she is deeply troubled by the events that follow, she doesn’t let them stop her from living her life. A month after killing Marcus, Terri is seen recovering from the trauma. It is not revealed how, or whether, she got rid of the bodies by the lake. Terri is now the sole owner of the townhouse and decides to sell it. Since the house is associated with unpleasant memories, Terri realizes that selling it is the best way to recover and move on. She is now in a better position than she has ever been because she has come to understand how resilient she is.

The house already has ads for a real estate agent, and Terri places the keys by the door before leaving. She then boards a taxi and tells the driver to take her to the airport. While it is not revealed where she is flying to, it can be presumed that Terri is no longer limited by anything or anyone. She achieves a sense of liberation after being manipulated for months. The movie ends with Terri smiling brightly as the taxi pulls away, suggesting she is looking forward to a happy vacation.
Did Marcus Love Terri?
Marcus builds a complex relationship with Terri, despite her actually being his target for the real estate scam. Although Marcus is a criminal who has already killed Helen and scammed many others, something about Terri challenges him. Marcus finds it difficult to hurt Terri like he hurts the others. In his own strange and disturbing way, he develops feelings for her, even going so far as to tell her his plans for the future. Although he knows it may not be possible, Marcus continues to believe that Terri will sail away on a boat and they can be happy together.

After killing Anne, he tells Terri that he truly loves her and wants to be with her, no matter what happens. Terri is smart enough to understand that Marcus is a twisted criminal, but on some level, she also realizes that he may actually have feelings for her. Despite being in love with Terri, Marcus ultimately gives in to his violent nature and tries to kill her. Thus, Marcus dies believing that he really loves Terri.
